Longmont Property Group – Pet & Assistance Animal Policy (Effective 2025)

We proudly offer many pet-friendly homes and aim to create a welcoming environment for responsible pet owners while remaining compliant with Colorado law. Most of our properties allow up to two pets per household. All tenants—regardless of whether they own a pet—must complete a pet profile through our screening partner at https://lpg.petscreening.com/. This step helps us verify pet status and maintain consistency across our properties.

If you wish to have a pet, you will be required to pay a non-refundable application fee of $20 for the first pet and $15 for the second. Upon approval, there is a standard monthly pet rent of $35 per household, in accordance with Colorado House Bill 23-1068. This legislation, effective January 1, 2024, limits pet-related charges for tenants in Colorado.

We do not allow dogs with a known history of aggression or biting, ferrets, or any uncaged reptiles, amphibians, rodents, or birds. Cats are considered on a case-by-case basis. Although Colorado law restricts breed-specific insurance exclusions, landlords may still enforce breed or species restrictions within rental properties based on safety and property rules.

Assistance animals, including service and emotional support animals, are not considered pets and are exempt from all pet fees. However, if the need for the animal is not readily apparent, documentation from a licensed healthcare provider may be requested. Misrepresenting a pet as an assistance animal is a criminal offense in Colorado.

In the event of an eviction, property officials are required to check for animals and coordinate with animal control if a tenant is not present. Pets may not be left unattended on the property during this process.
