Enforcing Rent Policies Consistently—and Legally

In Colorado, tenants must be given a 7-day grace period after rent is due before late fees can be applied (per C.R.S. § 38-12-105). We fully comply with this timeline and handle enforcement professionally and fairly.

If rent is still unpaid after the grace period:

  • We issue a formal late notice
  • A reasonable late fee is applied (not exceeding the lesser of $50 or 5% of the past-due amount, as required by law)
  • If nonpayment continues, we begin the legal notice and eviction process as outlined in Colorado’s laws
