Can you hold a place before I apply?
Nope! We process applications as they come in. It's first-come, first-approved, so don’t delay. All applicants typically hear back within 3–5 days. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We only require the first month’s rent (or a prorated amount if you're moving in mid-month), plus the security deposit. -
How much are security deposits?
Deposits in most cases are 1.5x the rental amount, in some situations a larger deposit may be needed up to state maximums. -
How old do you have to be to apply?
You must be at least 18 years old. All occupants 18 and older must submit an application and be listed on the lease. -
Is the deposit refundable?
Yes! But keep in mind we deduct for standard cleaning, carpet cleaning, and any tenant-related damages. -
When do I get my security deposit back?
We aim to return it as soon as possible. However, we often wait on final utility bills and vendor invoices. By Colorado law, we have up to 60 days — but we usually beat that. -
Do I need a cosigner?
Sometimes. If you do, the cosigner must pay rent directly to us and meet all income and credit requirements. -

How do I pay rent?
Through your tenant portal. It’s quick, secure, and available 24/7 — just like your favorite pizza delivery app. -
How long are your leases?
Most are 12 months. Renewal options may be available after your first term. -
I want to get a pet. What do I need to do?
Get approval first, then register your pet at lpg.petscreening.com. There's a $35 monthly pet fee.

What happens if I need to break my lease?
- Leases are binding, but life happens. If you break your lease, you generally have two options:
1- Standard Lease Break:
- Tenant is responsible for rent and all monthly expenses until a new lease begins.
- A $500 leasing fee applies to re-market the home.
- Property must be left clean and in good condition.
- Any necessary repairs to re-rent the property are the tenant’s responsibility.
- TETO (Tenant Early Termination Option):
- Tenant pays one month’s rent and forfeits their security deposit (Usually 1.5x rent)
- A 30-day written notice must be submitted before the 1st of the vacating month.
- Must be in good standing and current on rent to qualify.
- Utilities must be paid through the vacating month.

My lease is ending and I’m ready to move out — now what?
Submit your 30-day Move-Out Notice via the link on your tenant portal's summary page. -
I want to move, but my roommate wants to stay. Help!
Notify us 30 days before the first of the month. The staying tenant must reapply and both parties will sign a Departing Tenant Addendum. Details are in the Tenant Handbook. -
How do I request maintenance or repairs?
Log in to your tenant portal and submit a work order (include photos if possible!). For emergencies after hours (gas leak, heat out, flood, etc.), call 720-449-4119 ext. 5. For fire? 911, of course! -
Do I need renters insurance?
Absolutely! No keys will be given out until proof of renters insurance is uploaded to your portal. -
Will I be notified before someone enters the property?
Yes — we give at least 24 hours' notice unless it's an emergency. Respect and transparency go a long way! -
How do I dispute a security deposit charge?
All disputes must be in writing and emailed to billing@longmontproperty.com. Include any photos or documents you have. We’ll take a look and follow up with you.
