As required, we process the first fully completed application that meets our published rental criteria. This ensures that all applicants are treated fairly and equally, in compliance with federal, state, and local housing regulations.

Our Screening Criteria Includes:

  • Full credit report and history
  • Verified employment and income
  • 2 times the rent in gross income
  • Nationwide eviction check
  • Criminal background check (in accordance with applicable laws)
  • Prior landlord references and rental history

We use standardized, objective criteria to determine applicant eligibility. This helps ensure that every decision is based on factual, relevant information—not assumptions or subjective judgment.

A Thoughtful and Balanced Approach

While we rely on clear screening standards, we also take the time to understand the full picture of each qualified applicant. For example, a lower credit score may not automatically result in denial if other factors—such as a stable income and positive rental history—demonstrate financial responsibility.

When an applicant meets most of our criteria but falls just short in a specific area, we may consider lawful, pre-determined alternatives such as:

  • A higher security deposit (where permitted by law)
  • A lease guarantor or co-signer
  • Verified rental payment history as supplemental documentation

However, any decision to move forward with a non-standard arrangement is always reviewed with the property owner first. We will never approve an exception to our criteria without your knowledge and consent.
